Buying Real Estate in Today’s Market

If the home you want is priced at $1.2 million … and it’s your dream home … (your second choice priced at $1.4 million) …  What do you do?    What if you  know there are other interested buyers on your dream house?    Do you shoot out a low offer, and sweat it out … knowing that IF you lose this house your next option will cost you $200,000.00 more ?  Do you hold tight to that average price per square foot SOLD figure that your Realtor provides you with, or that you calculate using Trulia or Zillow or EWM or MiamiRealEstateCafe.com   ….  Do you stick to your guns …  hoping for a deal?   

There is so much to consider and weigh.  Will it appraise?  What are the comps?  What are you getting for your money?  Where is the VALUE?  Is it an average home … or is it so far above average that the stats really don’t factor in?

Every situation is different.  Every transaction is different.  Every buyer is different. There is no right way … across the board.  That is what makes each and every real estate  transaction unique… and uniquely personal.    Sometimes is strictly a business transaction.  More often, there’s more to it.
