Staging a Home Paints a Picture & Invites Buyers to Fall in Love

The difference between a staged versus an empty house, can make the difference between a buyer (or his/or her Realtor!) scrolling right past your listing, or visiting the property, and potentially buying it.

 

Not everyone has vision.  Many of us don’t.   And even those who are pros at “seeing the potential” are more drawn to/ and attracted to  property listings which are beautifully appointed/ staged and beautifully photographed.

 

Staging can make the difference between a buyer visiting a property … or not. Staging makes emotional impact …  It tells a story.  And it is the stories and the emotional component that will sell a home.

Staging Your Home … Why Bother?

If you follow our real estate blog, MiamiRealEstateCafe.com  you may have read other articles on staging and interior design.  Interior decorating is for a home that’s to be lived in.   It’s entirely another design concept to  “stage” a home in order to sell it.

Staging a home may well make it sell faster …   49%  quicker,  according to the National Association of Realtors.   Not only that, but staging your house  tends to bring a higher price tag (as much as 10% above the average list price in the MLS, according to N.A.R.)

The idea of staging is to make the house appear as  uncluttered as possible …  and make the spaces flow (for the visitor who is seeing it from an upright, rather than a seated perspective).   Staging is different from interior decorating  (which is for those residing …  sitting and staying for long periods of time) … Staging is done strictly for the visual appeal  and it’s meant to entice a buyer to wander through and imagine himself/or herself and his/or her belongings there.

Staging  pulls the buyer’s eye from one space to the next,   creating a visual that lures buyer’s attention from  room to room, without   lot of distraction .  The house is de-personalized in staging it,  and it’s  decorated using a simple concept that less is better …  using sporadic focal points and  color to create a sense of tranquility .

Staging Your Home To Sell

 

 

 

 

 

 

 

Staging is a great way to present your house to potential buyers. I’m not talking a big ordeal, but even a few simple changes make a huge impact.Here are some easy ways to stage your home:

  • Add a coat of paint to the inside and/or outside of the house to freshen it up. Use some neutral colors if you’re starting fresh, a color that will appeal to the masses.
  • Clean up the yard. Trim plants to make them look whole, add flowers to the garden. Add some potted plants with some pretty flowers. You can also add two adderondak chairs to the back or front patio to add some charm.
  • Move some furniture around to make rooms look bigger. Center furniure off of windows and place it so the room flows.
  • De-clutter. Put away family photos (it’s a head start on packing things for your move). Don’t leave a lot of applicances on kitchen counters. Put away things in the bathroom (like toothbrushes) while it’s on the market.
  • Add little touches like a vase of fresh flowers to the dining room table or a bowl of lemons on a table or kitchen counter.

Pivital Role of Color Selection in Home Staging

We’ve been told that neutral colors appeal to the widest base of potential buyers.  And for the most part, that’s true  (especially when the neutral colors are combined with warm accent pieces) …   The idea isn’t just to have a blank canvas , but to have some warmth and intrigue as well.

Splashes of color in accent pieces (piece of art, a vase, flowers, table decoration)  provide a focal point.

In Miami,  earthy tones  (and use of stone, pebble, and rock), are often used to  create a spa-like feel.   The use of  texture, natural stone and wood  seem to be rather universally appealing, and in vogue.

By far the  most widespread appeal comes from using  orange, yellow, green and red hues.  A single accent wall can create contrast and compliment the rest of the room, or  serve as a backdrop to showcase a piece of art.

8 Ways to Prep Your Home for a Sale

When selling a home, everyone has different priorities. Some will look for maximum profit, while others just want to sell as quickly as possible. Whatever you want from your home sale, chances are you will need to do some prep before you put the house on the market. Here are some projects recommended by your REALTOR® Vicki Restivo that you should undertake that can help you sell fast and maximize profit.

 

Do Your Homework

Start by doing the basic research on your local area. Find out whether it is a buyer or seller’s market, average listing prices in the area, and the average number of days a home tends to be on the market. This will give you an idea of how the sale process will go.

 

According to Vicki Restivo, homes in Pinecrest, Florida, typically range between $1 million and $3 million, however, new construction homes can be even more expensive. This information tells you that you will need to put in some extra effort to make your house stand out if you want to sell quickly.

 

 

 

Home Repairs

First of all, repair any items that are likely to come up in an inspection report, as they can be less expensively taken care of in advance of listing the house. This is because a handyperson (or a DIY-savvy friend or family member) can do many of the basic repairs, but you will need to hire a licensed professional if the items are noted in an inspection.

 

Update Your Kitchen and Bath

A full kitchen and bath renovation is tempting, but you don’t have to go that far. According to US News, statistics show that minor remodels and improvements have a much higher return on investment than a full overhaul, and they are likely to be cheaper and faster too. Talk to your real estate agent for their personalized suggestions for your home.

 

Repaint Interiors

If your walls are looking a bit tired or out of date, a fresh coat of paint can instantly make a room look modern and attractive. Opt for neutrals to attract the widest possible range of buyers, but avoid off-white or eggshell, especially in poorly lit rooms. Light grays and beiges can be a good option, but you should stay away from anything dark entirely.

 

Check Your Lighting

Make sure your interior lights are bright, and take some time to consider your lighting arrangement. Rooms look most attractive when they are well-lit using a balanced combination of the three main types of light: ambient, task, and accent. You can also use fixture designs and different types of lightbulb to create atmospheres, like cozy, sleek, vintage, or modern.

 

Clean and Declutter

Start thinking about this step before you even list the house. Start by sorting through all your stuff, trying to get rid of as many unwanted or unused possessions as possible — this will make both staging and moving a lot easier. You should also consider bringing in a professional cleaning service before any showings, or at least do a deep clean yourself.

 

Curb Appeal

Curb appeal is incredibly important, so take some time to polish up your front yard. Cut grass and fertilize to make it nice and green before listing the house, add mulch, and place some potted plants with simple, colorful flowers as a focal point near the entrance. You’ll be amazed at the difference it can make.

 

Smart Features

Smart home technology is an undeniable trend, and smart features like Nest and Ring are always perks for buyers. According to NY Magazine, investing in these features will not necessarily translate to an increase in sale price, but it can make the sale go faster by making your property stand out from the rest.

 

Overall, your prep will depend heavily on the temperature of your market. Houses in hot markets will need less done to them, but they can benefit from upgrades to fetch a higher price. On the other hand, those in cooler markets should prioritize standing out from the competition with distinguishing features and perks. As long as you know your market, you will be able to effectively tailor your projects to what your potential buyers want.
