The current owners are  relocating to another exotic part of the globe, Costa Rica …
This may be the opportunity you’ve been hoping for …  to own your own piece of  Coconut Grove charm and history.

Waterfront for Sale … Because Owner is Being Relocated

The last thing our clients expected was to be relocated within days of buying their Miami house …    They’d just found their dream home …  right on the water …  in a guard-gated community.    Almost the moment they bought it  (the ink still wet!)  they got a phone call, offering them a relocation… out-of-state …  an opportunity that was impossible not to accept.

Bottom line …  Someone else will benefit from them being relocated …  Another family now has the unique opportunity  to live here:

If you or someone you know is looking for a really special waterfront home, we just listed this at $510,000.00  … and Alexandra and I would be delighted to arrange to show it to you.

The views are B-E-A-U-T-I-F-U-L …  and the sunsets (literally!) can take your breath away….  Tropical, breezy, balmy Miami!

Resort-style living…   Gated Community….  State of the Art Clubhouse … Junior Olympic Sized Pool  … 2 Gyms/Fitness Center … Sauna … 4 Tennis Courts (lighted) … Basketball Court … Security Guard and Patrol …  Lakefront home at the end of a quiet cul-de-sac …  on an oversized lot with large fenced side yard … Five bedrooms … Four baths … Two Story Home …  Granite counters … Tile and Wood Floors …  $510,000.00.  Cutler Cay.

18862 SW 77th Court, Cutler Bay,  Florida

I watched this gated community of Cutler Cay  as it was being built …

I drove through Cutler Cay  during the early construction phase  and I mapped out the roads before they were marked (three flat tires and lots of fun exploring …

before those roads were paved  … before and during groundbreaking,  during the  early construction in ’05 -’06) …

and this was the one property that I’d earmarked (even then!) as the best location on Cutler Cay Lake.   For more information or to set up a private viewing,  contact me any time:  305 793-1365  [email protected]  Vicki Restivo EWM Realtors

The waterfront Coral Gables estate that has housed University of Miami presidents for more than a generation — hosting everyone from world leaders to bright-eyed college freshmen — has been sold.

The price: a cool $9 million. The buyer: New Yorker Maria Montalva, who listed a posh Upper East Side Fifth Avenue address on county sales records.
Montalva could not be reached for comment, while UM President Donna Shalala declined comment.

A local real estate blog written by Esslinger-Wooten-Maxwell Realtor Alexandra Restivo described the home, built in 1965, as boasting a “tropical ambiance,” 4.6 acres of lush gardens, and a prestigious Gables Estates address.

“Here’s a chance to own a rare piece of South Florida history,” wrote Restivo, whose firm, EWM, represented both buyer and seller in the transaction. Read the rest of this entry »

Obligatory Water Hook Up in Pinecrest

We published a previous post on water hook up requirements through MiamiRealEstateCafe.com … and are reposting it now because it’s a question that’s asked frequently.

 The Village of Pinecrest indicates:

1)  Current homeowners in the Village of Pinecrest have a 10 year grace period in which to connect to city water, once the lines are in place for that particular residence.

2) Hook-up is mandatory once a property is sold.

 3) It is the responsibility of the buyer to connect, and the buyer has 90 days in which to do so.

 4) Costs are subject to change …  Prices were $146 for the Village of Pinecrest permit, and $486 for Miami-Dade hook-up…. but  check with the governing municipality that your property is within for any changes.

 5) The buyer hires their own plumber to do the work. Price varies accordingly.
