Restivo Team Sells Five Units in The Townhomes at Oak Lane

After almost two years, our warmest congratulations goes out to one of our buyers who just recently closed on 5 units in Oak Lane! The townhouses are located on Red Road and SW 74 St in South Miami.

From the start, the Restivo Team helped negotiate with the developer and sat down with the architects and interior designers in an effort to help our client with his wants and needs.

The buyer who was looking for 4 bedrooms, gated community and close to the University of Miami. After taking him to look at many different options, he decided Oak Lane was a possibility, even though there are no more than 3 bedrooms available. He decided he wanted to combine 2 units and make one larger unit. 

The Restivo Team was there from the beginning and throughout the whole process, through closing. We spoke with the architects and the developers to get the process moving, finished and closed.

Coconut Grove Real Estate … Now You See It … Now You Don’t

Why some properties languor on the market for months, and others are under contract literally within days of being listed is a mystery to many.

Miami Real Estate … $619,000 Pinecrest Home … Renovated and Move-in Ready!

We found a delightful house in Pinecrest listed for $619,000.  We stumbled across it, previewing close to two dozen homes during  Broker’s Open Houses this week, as we were looking on behalf of several  buyers of ours,  each relocating to Miami.  Wednesday afternoons, typically, agents open their listings to agents who want to preview  new listings.

Deering Bay Penthouse Sells for $1,500,000

Best Deal in Coconut Grove … JUST SOLD for $162,500

Another steal in the Grove  …   $162,500 for  “Hummingbird Cottage” at 3674 Loquat Avenue in the heart of  Coconut Grove…  Alexandra and I  literally just left the closing.

This property we had listed as an unapproved short sale for $210,000 and it just closed this morning for $162,500, which equates to $139 per square foot of living space.

Short sales can be tediously long and drawn out … They very often are.  This property was under contract months ago …  That other transaction fell through on account of a secondary lien on the property.  The lender who was holding that secondary loan (a home equity line of credit)  opted NOT to accept the  allotted amount on the short sale allowed to them by law, after the first lien was satisfied. 

This second round was much smoother sailing.

We literally sold this property twice… (almost!)    And…  because the first transaction fell through,  the second buyers got a really sweet deal.

Short sales can be a pain to deal with, unless you have plenty of time, and unless you are ready to strap in for almost inevitable  roller-coaster ride you may be embarking on.  But, if can  get  property for a price like this,  it is sometimes  worth that ride… and worth the wait.              ….
