Defining “Furnished” … What furnished apartments include

With a ‘furnished’ rental,  don’t assume  it will come with much more than just the bare basics.

Some rentals are “staged” (as hotel rooms are)…  with all the bells and whistles …  and all you really need is  just your 1 (2)

This condo unit in 500 Brickell was a real breath of fresh air …  (in case you’re a landlord looking for ideas).

It had all the trimmings of a high-end hotel suite (and more)  … and since a picture is worth a thousand words, we thought we’d fire away.  (Listed for under $2,300 per month … in Miami … we rented this one bedroom condo unit out quickly)photo 5 (2)

The kitchen was equipped with a new blender, toaster, coffee maker,  dishes, plates, bowls, silverware, glasses, wine opener, serving pieces,  cookware, plastic wrap, salt and pepper … pots & pans … It came with an iron & ironing board, linens, bedding, pillows … television …candles…

“Furnished” can mean anything from just furniture … to something more like a hotel room.   When you come across a furnished rental with all the bells and whistles,  chances are your landlord probably will be a good one.

I woke up up this morning wanting to go back to the restaurant we ate at last night.  EATING HERE IS JUST LIKE BEING IN ITALY!


The chef is brilliant. The pastry chef is an cullinary artist.  Both of them, as well as the owner, Carlo Sargenti, are from Rome.

The name of this delightful new Gables restaurant is Roma Eat … There’s no sign out front (yet)…  271 Miracle Mile, Coral Gables …. It opened a couple of days ago … and I think it’s going to be the neighborhood restaurant many of us have been waiting and hoping for … the kind of neighborhood place we’ve wanted to find in Miami:  with  atmosphere and a fun vibe … Italian music… and fresh, authentic, exquisitely devine homemade ITALIAN CUISINE…

Coconut Grove Upsurge

If you’re thinking of investing, it might be worth keeping an eye on the Grove.   Coconut Grove’s waterfront revitalization plan, and recent real estate developments have put Coconut Grove on our radar screen (again).

The Convention Center was demolished a few months ago,  with plans approved to transform Coconut Grove’s waterfront area…Dinner Key Marina and Sailboat Bay … into pedestrian-friendly public park areas with water-front promenades, new marinas, restaurants & shops.  The 3 new waterside restaurants are likely to include Don Shula’s … a revamped Scotty’s Landing … and a seafood spot.

2 mega-luxury spiraling-condo-towers (where the former Grand Bay Hotel stood, at 2675 South Bayshore Drive)  broke ground earlier in 2014.  What’s now under construction there will soon be The Grove at Grand Bay – a high end condo project with spectacular views and amenities.  It’s now in it’s early stages of construction  –  and although the units were priced from $3 million to $5 million per individual condo unit, The Grove at Grand Bay has already virtually sold out.  The handful of uber chic  condo units still available have price tags between $900 -$1,100 per square foot. Florida Draws International Buyers

The Profile of International Home Buyers in Florida 2012, a profile prepared by Florida Realtors and the Research Division of the National Association of Realtors, has been released. Research found:

  • Just about 19% of home sales were to non-resident foreigners.
  • Most of the sales were cash, making 82% of transactions.
  • Condos account for 45% of properties sold, while single family home account for 36% of properties sold and townhomes acocunt for 10%.
  • International buyers paid a median price of $194, 700, while the median price in Florida is $125, 100 and with a US median price of $167, 758
  • The top cities in Florida for International Buyers were Miami, Miami Beach, Fort Lauderdale, Orlando, Sarasoa and Palm Beach.

Midtown Miami … Recreating the Look & Feel of New York’s SoHo & Meat Packing District

MIAMI’S MIDTOWN is starting to take on the look and feel of New York’s Meat Packing and SoHo Districts.  

Miami has a new  “fashionably-trendy” hot spot… offering walkability… a neighborhood feel … nightlife… shopping and dining … entertainment … art … and a vibrant interactive community in the areas of  MIDTOWN  and the MIAMI DESIGN DISTRICT.   Wynwood, Midtown and the Design District are all  pretty much adjacent to one another – each of them located  immediately north of Downtown Miami … and  within blocks of the “10 billion dollar mile”.

Cuba now  has a real estate market?  According to a November 14 article in – Property sales  became legal in Cuba as of November 10,2011… for the first time in decades.

Villa in Tuscany … Italy… For Sale through the Restivo Team
