Perfect Alternative to the Million Dollar Pinecrest Estate?

If you want a Miami neighborhood (with acre estates – and priced below what you’ll find in Pinecrest) there is one neighborhood that relatively few people know about:  Historic Sunset ( by South Miami).

Architects and builders have been building personal residences  for themselves and their families  there for years now … living there and not wanting to move.  Up until a few of those multimillion dollar homes actually came on the market, and began to sell, prices in that neighborhood remained low – for lack of comps and lack of inventory. The neighborhood still isn’t as well known as Pinecrest or Coral Gables … and that adds to the value … Where is this “secret gem of a neighborhood” ?   It’s the Historic Sunset area …   south of St. Thomas the Apostle Church & School … north of Sunset Drive … south of Miller Road… and east of the Palmetto (SR 826)  …  It abuts both Coral Gables &  South Miami  … very close to the University of Miami.

It’s a quiet tree-lined neighborhood that juxtaposes recently-built multi-million-dollar acre-estates  with rather modest smaller older homes… in an area that many people are  only vaguely familiar with (unless they’ve searched a five mile radius of UM for property and stumbled across it that way … or have driven around to explore).  Buyers tend to be familiar with/ or “know”  Pinecrest, Coral Gables, Coconut Grove, and South Miami … but this Historic Sunset Neighborhood is an awesome alternative for home buyers, and can offer significant bang for your buck.   And … it’s  literally just minutes from everything.  May be worth exploring if you’re relocating to Miami, working for the University of Miami, Baptist Hospital, or wanting to live and work in the general area of Coral Gables,  Pinecrest, Palmetto Bay, High Pines, Ponce/Davis, or South Miami … and not stuck on needing to be within the boundaries of Pinecrest Elementary School.

Coconut Grove Upsurge

If you’re thinking of investing, it might be worth keeping an eye on the Grove.   Coconut Grove’s waterfront revitalization plan, and recent real estate developments have put Coconut Grove on our radar screen (again).

The Convention Center was demolished a few months ago,  with plans approved to transform Coconut Grove’s waterfront area…Dinner Key Marina and Sailboat Bay … into pedestrian-friendly public park areas with water-front promenades, new marinas, restaurants & shops.  The 3 new waterside restaurants are likely to include Don Shula’s … a revamped Scotty’s Landing … and a seafood spot.

2 mega-luxury spiraling-condo-towers (where the former Grand Bay Hotel stood, at 2675 South Bayshore Drive)  broke ground earlier in 2014.  What’s now under construction there will soon be The Grove at Grand Bay – a high end condo project with spectacular views and amenities.  It’s now in it’s early stages of construction  –  and although the units were priced from $3 million to $5 million per individual condo unit, The Grove at Grand Bay has already virtually sold out.  The handful of uber chic  condo units still available have price tags between $900 -$1,100 per square foot. Unless I’m at Vizcaya, I don’t often stumble across the kind of artistic European detailing that we saw yesterday … in a house listed for sale at 644 Altara Avenue.  The workmanship and details are unique …. a breath of fresh air.   Listed for $2,189,000 the asking price translates to $450.00 a square foot.

Price per square foot can be “sticky”… because…  with any piece of artwork,  value hinges on workmanship (and location) … not just on mere size comparison.

Matchmakers have plenty to work with in Miami – Real Estate

This past week’s broker’s opens in Miami showcased 3 rather unique and unusual properties…  Each have been  listed by top EWM colleagues of ours.  Nothing is cookie cutter about any one of them …  And since there’s plenty to spark one’s imagination … and since (as Realtors) we do play matchmaker, this week was fun.

Here are the three that caught our eye:

1) Listed for $1,795,000,   Leslie Jones and Margaret Del Valle have a 5 bedroom 3.5 bath New England Style estate on 4960 Sunset Drive which was built in 1938 … This one took me back in time. 4960 Sunset Dr It’s a 4,250 square feet house,  nestled into a builder’s acre, and  it abuts  Sunset Elementary school (to the east). This house is an historic canvas which could be turned into an masterpiece…  as grandiose  as one’s imagination might allow.

Pre-Construction is Back

It seems as though the era of Pre-Construction is making its way back to the real estate scene. There are many developments to be built in the next few years, and a good number of them are being snatched up quickly.

The Porsche Design Tower in Sunny Isles (scheduled for a 2016 opening) created a buzz and generated a lot of interest with their marketing. People were fascinated with the idea of a car elevator taking residents’ cars directly to their unit. Once the buzz was created on paper and word of mouth, Dezer Development decided it was best to show rather than tell buyers what they were investing in.

They built an off-site office with four replicas of various apartments and the lobby. In doing so, they have managed to pre-sell 89 of 132 units. The units vary from 4,800 square foot for $$4.8 million to a 17,000 square foot penthouse for $32.5 million. The Tower required a 30% downpayment, with most buyers paying cash for their units. At least 50% of the building has already sold.

Other Luxury Projects include:

Marina Palms Yacht Club and Residences in Aventura – There will be 468 residences in two towers, with a marina for up to 112 ships (even yachts up to 90 ft).There will be a full time dock-master and full time yacht club concierge. The resort style amenities are set to include water sports such as jet skiing, snorkeling and windsurfing, an infinity pool, outdoor kitchen, a spa with treatment rooms, fitness center, bar, café and an outdoor hot tub. This project is set for completion in 2015.

Regalia Miami Condos in Sunny Isles Beach – Set to be completed in 2014, this project is unique with 39 stories and only one luxury unit per floor. All of the 37 residences will feature floor-to-ceiling windows, wrap around terraces and views of the Intracoastal, the city and the Atlantic Ocean.

Mansions at Aqualina in Sunny Isles Beach – Construction began in 2012 and is slated to be complete in 2015 on this expansion to the Aqualina Resort and Spa. Once completed, the building will be the tallest building in Sunny Isles and the sixth tallest in the State of Florida. Tenants will have access to the amenities of the Resort and Spa as well as residence specific ones such as a private cinema, a virtual golf course, a Hammam spa, poolside cabanas and a sunset pool. 80% of the units have been sold as of February 2013, leaving few for you to snatch up.
