Venetian Coral Gables Villas – Miami Offers a Glimpse of European Elegance in the heart of Coral Gables

venetian coral gablesThe Venetian Coral Gables is a project that was intentionally put on the back-burner when real estate slowed-down in Miami. 

The developer/builder opted to weather-out the downturn, rather than accept reservations on the Venetian Coral Gables. He  postponed the start of construction, opting to wait for the real estate market to bottom out.  I think it was wise to wait.  The idea was to have the Venetian be very high-end … with every upgrade and amenity possible.  Starting constuction as the domestic real estate market was feeling the pinch, seemed unwise. 

So many of the construction projects that were slated to be built in Miami  a couple of years back were ditched… or forced into using lower end finishes …  They sat empty…  or teetered on or fell into either foreclosure or short sale.    Read the rest of this entry »

Top Real Estate Brokers in Miami-Dade County … Ranked by Volume

Vicki Restivo and Alexandra RestivoTrendgraphics just came out with their report on the top real estate brokers in South Florida.  Ranked by total sales by dollar volume within the market share :  EWM Realtors, Inc  (Esslinger Wooten Maxwell) ranks #1  across the board in Miami-Dade County.

For the past three months …  June, July and August of 2010…  in reviewing all  luxury property sales (priced over $1 million)  EWM Realtors  held the top ranking… with 17% of the market share on closed sales in Miami-Dade County.

RANKINGS:

EWM Realtors International  17%

Coldwell Banker  9.4%

One Sotheby’s International 6.6%

Fortune International 4.7%

Avatar Real Estate  4.6%.

Incrementally, as  sales prices increase on South Florida real estate ,  EWM takes  increasingly larger segments of the pie:

19.7% of property sales of $2,000,000 plus homes (double that of any of the other top real estate companies) … 

23.4% of property sales  of $3,000,000 plus homes … 

31.1% of property sales  of $5,000,000 plus homes … and

42.4% of property sales of $7,500,000 plus homes.
