Restivo Hechtman Report – Real Estate Market Update – Pinecrest – Second Quarter 2013

BASED ON CURRENT INVENTORY and CLOSED SALES IN PINECREST,   WE ARE IN LIMBO.  WE ARE NOT IN A BUYER’S  MARKET … NOR ARE WE IN  A SELLER’S MARKET )… We in what’s called a “NEUTRAL REAL ESTATE MARKET” … meaning that we  now have between 3-6 months of available inventory for sale:

Less than 3 months of inventory would put us in a seller’s market.

More than 6 months of inventory would move us into a buyer’s market.

And having 3-6 months of inventory places us in a neutral market.

PINECREST LISTINGS FOR SALE – PRICED UNDER $1 MILLION:

In January 2013:    There were 6.3 months of available single family homes listed

Historic Coral Gables Home is a Work of Art … a European Masterpiece

Unless I’m at Vizcaya, I don’t often stumble across the kind of artistic European detailing that we saw yesterday … in a house listed for sale at 644 Altara Avenue.  The workmanship and details are unique …. a breath of fresh air.   Listed for $2,189,000 the asking price translates to $450.00 a square foot.

Price per square foot can be “sticky”… because…  with any piece of artwork,  value hinges on workmanship (and location) … not just on mere size comparison.

The Restivo Report: Miami Real Estate – Coral Gables – Price per Square Foot – 2013

The Restivo Report – Second quarter 2013 – Coral Gables:

“Single family homes  in Coral Gables are selling for $366.87 per square foot  (Average Sold Price) over the first and second quarters of 2013.

Most are selling within 5-10% of the original list price.

Homes valued below $1 million,  sold (on average)  for $242 per square foot as of January 2013 … The average sold price jumped to $297 per square foot in August 2013.

For homes priced between $1 – $2 million,  they sold (on average) for $323  per square foot back  in January.  As of August 2013 the average sold price reached $380 a square foot.

With inventory declining, Miami is seeing an upturn in competitive bidding.

Coral Gables had 5 months of available inventory (in August 2013)  …  7.5 months of available inventory in January 2013.”

Matchmakers have plenty to work with in Miami – Real Estate

This past week’s broker’s opens in Miami showcased 3 rather unique and unusual properties…  Each have been  listed by top EWM colleagues of ours.  Nothing is cookie cutter about any one of them …  And since there’s plenty to spark one’s imagination … and since (as Realtors) we do play matchmaker, this week was fun.

Here are the three that caught our eye:

1) Listed for $1,795,000,   Leslie Jones and Margaret Del Valle have a 5 bedroom 3.5 bath New England Style estate on 4960 Sunset Drive which was built in 1938 … This one took me back in time. 4960 Sunset Dr It’s a 4,250 square feet house,  nestled into a builder’s acre, and  it abuts  Sunset Elementary school (to the east). This house is an historic canvas which could be turned into an masterpiece…  as grandiose  as one’s imagination might allow.

Miami Spice Culinary Experience – August and September 2013

Miami Spice  officially kicked off  last night.   From August 1 through September 30,  many of Miami’s top restaurants participate in what locals and visitors look forward to each summer in South Florida … a now-traditional summer dining-event known as “MIAMI SPICE”.

Typically, each participating restaurant offers their own ‘signature’ specials …  for a fixed price …  ‘ THE MIAMI SPICE PRICE’…

Dozens of restaurants showcase their own three-course  meals  (lunch $19 or $23 … dinner $33 or $39) …

It started in an effort to drive business (during the slower summer months), and has evolved into an annual two-month event.

Some of the restaurants have found the promotion worth  continuing even after it’s official ‘end’.

Time to Buy a House is Now

This might well be the ideal time to buy.   Why ?

Interest rates are rising  … continuously.  They  are up a full point from recent  historic lows.

Home values have jumped, and continue to increase.

There is an undeniable shortage of  homes on the market,  and a lack of inventory for buyers to choose from.

The overall consensus  seems to forecast continuing  increases in  home values,  along with higher  mortgage rates.   That’s the general consensus and the prediction of not only the analysts and investment strategists, but of real estate experts,  economists,  as well as the news media.

The KCM Blog predicts a 12 – 32% increase in home values over the next 5 years.

Now might well be the right time to buy.  Appraisal values are coming in higher than in the recent past  … Properties are going under contract within days of being listed … Inventory continues to dwindle ….  We are seeing bidding wars, and homes selling for above list price.  I don’t think the experts are wrong.   In South Florida, the market has definitely turned, and buyers are scrambling.

Apartments for Rent in Florence, Italy … Tuscany

 

I’ve gotten a number of recent requests from friends and clients heading to Italy on vacation, asking where to stay (since Tuscany is our ‘second home’) .

It’s All in a Handshake … Buyer Seller Congrats!

Our wonderful sellers are off to their dream life in Costa Rica …  to enjoy the outdoors …  surf … and enjoy the carefree lifestyle they’ve been dreaming of.

They just SOLD their house, and handed over the keys to the new owners.

This photo was taken weeks ago.  The sellers emailed it to me  ….  minutes after I pulled out of the driveway,  following the  home inspections.  I haven’t seen a photo-op like this before:  Buyer and seller shaking hands at end of the inspections …

It’s nice when  buyers and sellers can ‘connect’  before the actual closing date.

Buying and selling a house  isn’t  JUST a business transaction …

It’s VERY personal and  it’s sometimes emotional.

The seller is leaving with memories  as they close the door .  The buyer is opening the door to something new and unknown …  full of hopes and expectations.
