6 Great Tips to Eliminate Bad Odors

No matter how beautifully staged and photographed your house is, buyers will be off-put by “odors”.   Here’s how to avoid that turn-off.

These tips can eliminate bad odors before your open houses or showing appointments (THEY REALLY DO WORK!):

1. Paint fumes?    Cut an onion in half,  place each peeled half on opposite ends of the room before painting.  Once the onion absorbs the odors, just toss it out.

2. Pet odors?   Spray an enzyme on the stains, and let it soak into the rug/underlay/and floor.  After an hour, absorb it up using microfiber towels.  If that doesn’t work, remove the rug or carpet, or change that section of flooring.

Lingering cooking smells?   Turn on the ventilator hood before you start cooking.  (… a “fresh linen candle” is one of my favorite odor eaters, too).  Close whatever doors you can (to the rest of the house while you’re cooking), in order to contain the cooking odors.   AND HERE IS THE BEST TIP:   Fill a shallow dish with white wine vinegar and coffee grinds (and leave it on the countertop overnight).  It will absorb all sorts of cooking smells.  (I tried this after pan frying fresh fish yesterday …. It really does WORK!)

4.  Last night’s dinner?   Remove the trash bag.  Open the windows.  Turn up the AC & crank the fans.  (And spray the trash receptacle with Febreeze)

5.  Garbage disposal smelling funky?   Put a couple lemon (lime or orange) slices into the disposal, add ice, white vinegar or mouthwash. Turn on the faucet, and grind away. (Tried and true!)

6.  Bathroom needing freshening up?  White wine vinegar in the toilet bowl  (works wonders) … and  a little bit of Pine Sol poured into the toilet-bowl-brush-base will work too.

The Underline – Reinventing Miami’s Outdoor Space

jcfo_underline_00-typical_proposed-dayHave you heard about the Underline? It’s a fabulous new project that will redevelop a 10-mile path along the MetroRail from Dadeland to Brickell. The plan is to redesign the space underneath the MetroRail and make it into a linear park with an urban trail. The Underline is especially meant to connect communities with a more pedestrian and bicycle friendly way of getting around, while making the park into usable spaces for everyone. The idea is to add exercise equipment, native vegetation, bike kiosks, pop-up shops, playgrounds and art. There are also plans to improve all the stations and intersections along the MetroRail.

jcfo_underline_04-brickell-hammock-trail_proposedFounded by Meg Daly, this project is not only going to improve the space underneath the MetroRail, but it will also have great economic impact in the surrounding areas. There will be new development along the corridor, creating new jobs and real estate appreciation. Their studies indicate up to 25% increase in the value of properties adjacent to the corridor and up to a 5% increase in property values up to 1/3 a mile away.

The Master Plan was designed by New York’s James Corner Field Operations, and the University of Miami School of Architecture Studies – under the Dean of the University of Miami’s School of Architecture,  Rodolphe el Khoury – received valuable input from student and faculty resources. Professor Rocco Ceo led a class of 10 students to create a concept design for park space, trail and intersection improvements.

Tjcfo_underline_08-university-rain-garden_proposedhe Master Plan is fully funded, while construction funding is up to $5 million. The rest of the funding will come from public and private donations, while the trail and intersection improvements will be funded by private sources. The Friends of the Underline is a non-profit organization responsible for getting this project going and seeing it through to it’s completion. Similar projects have taken about 10 years to complete, so the Underline could take that long to complete. The newly constructed home at 9701 SW 63 Court features 6 bedrooms, 6.5 baths, a home theater and a lap pool. It also boasts a 400 bottle wine cellar, limestone floors, a sauna in the master bedroom and an indoor courtyard with a waterfall. The home was listed by Tony Rodriguez-Tellaheche of Prestige Realty Group. Last month, Miami Heat guard Tyler Johnson purchased a home nearby for $478 a square foot at $4.87 million.
