Meet The Restivo Team At Taste Of Pinecrest

Pinecrest lizardOn March 8th, the seventh annual Taste of Pinecrest returns to Pinecrest Gardens. Come enjoy a fun filled day of food and attractions and meet the Restivo Team! We will be on hand to help you with all your real estate needs. Come out and enjoy the activities

Guests can sample things from Cold Stone Creamery, Los Ranchos, Roasters and Toasters, Crepe Maker, Dream Dinners, Juiceblendz, Two Chefs and many more. Food can be purchased from the restaurants for $2 to $5 per plate.

In addition to the great food, local area businesses will be on hand to promoting their services. Among the businesses are EWM, Elemis Day Spa, Kendall Chevrolet, Temple Beth Am, Westminster School, Kendall Chevrolet, Math Monkey and Citibank.

Taste of PinecrestProceeds from the event go to the five public schools in Pinecrest-Pinecrest Elementary, Howard Drive Elementary, Palmetto Elementary, Palmetto Middle School and Palmetto Senior High.

There will also be a children’s ride area this year. Wristbands for admission may be purchased in advance for $10 and allow umlimited rides on the attractions. Make sure to stop by the children’s art exhibit and check out the work of students from local schools.

A raffle will be offered at $5 a ticket or a book of four for $20. Prizes are as follows- First Place: A Raymond Weil stainless steel diamond watch donated by Maurice’s Jewelers. Second Place: a four day/five night vacation in a cabin in the Blue Ridge Mountains of Georgia. Third Place: A basket filled with spa products from Elemis Day Spa, valued at $500. The tickets are available at local school’s PTA or through the Pinecrest Business Association.

Taste of Pinecrest runs  from 11 am to 5 pm; Parking and entry is free.

Enjoy the Coconut Grove Arts Festival this Weekend

In 2009, the Coconut Grove Arts Festival celebrates 49 years of one of the finest outdoor festivals in the nation. Over 330 artists participate in the festival and over 150,000 people come out annually to enjoy fine art, great food and a chance to mingle with the artists. Festival-goers enjoy live entertainment as they walk through history.

The festival will take place over 3 days, February 14, 15 and 16, 2009 and will run from 9 am – 6 pm. Admission is $7 per person per day, while MetroGolden Passport and Patriot Passport holders are free. Coconut Grove residents in the 33133 zip code can enjoy a 3-day pass for $7 with proof. Three-day passes are available for $17.

CONDO LOANS increasingly HARD TO GET in many South Florida Condos!

"RULES"!Why waste time hunting for a condo you can’t get a mortgage for?  Know the facts before you hit the pavement.    Obtaining mortgages in some Florida condos may now be virtually impossible, as a result of the new Fannie Mae rules.  

 Lenders have long  been reluctant to provide financing in certain South Florida condo buildings.  Many more buildings will now be scratched from their lists altogether,  as a result of the recently imposed  Fannie Mae rules.   

A handful of lenders  ‘blacklisted’  certain buildings… before….but these  new condo regulations, imposed in  January  2009, will  make condo FINANCING in Florida  exponentially more challenging .  Unless you are well-informed,  you risk stumbling across a ‘steal’ of an apartment, only to find it’s unattainable,  on account of rules prohibiting lenders from providing mortgages in buildings  that for all purposes appear stable.   

Fannie Mae’s rules will  create  financing hurdles at the very least!   These new rules pertains solely to Florida, and for the most part, affect  buildings MOST  in need of a vitamin B shot.   Fannie Mae’s new regulations will slam condo buildings  like the plague.

Historic 1912 Coral Rock House for sale for $899,000 in Coral Gables

I stumbled across a 1912 Coral Rock house in Coral Gables, very near to the Grove, just off Ingraham Highway… currently listed for sale for $899,000.  Anyone looking for an historic property to restore should  take a look at this one.  It has been gutted, with beams now exposed, and previous plasterboard removed. Some of the work was begun by the previous owners …  including a few newer ‘picture’ windows.  The potential for this house hits you like lightning as you take your first glance inside.  Wandering through,  beneath the dust and (rather substantial) debris, what you can see of  the floors shows you that they are remarkable.  I spent an hour, trapsing through in awe, in spiked heals.  (Don’t! …   Wear flats instead!  You’ll appreciate the house all the more in appropriate attire.)  It’s fabulous… It’s NOT move in ready, or anywhere remotely close to that… and it’s not even livable at this point… but it has infinite potential to be beautiful beyond words.  Traditional,  historic Gables coral rock home: Small rooms. Low ceilings. It’s so typically a home from a century ago!  Even the garage has the feel of a carriage house.

On the grounds. toward the back of the property, are ruins of second coral rock house, and a shed.  Someone will make this property “grand” beyond words.  If you know of someone looking for a coral rock house, tell them about this one!  I think for what it is, and where it is, it’s a real find.  Apparently there are architectural plans for restoring it… but even a layman can see the potential.  Bring your own architect if you’d like.  (or…  I can recommend one)  For anyone looking to own or restore a coral rock house, this is a gem!  The address is on Ingraham Highway, but the entrance is not … The house has the feel of a very private villa, set well away from the road.  The lot is 15,561 square feet, and the two story house itself is listed as having 5,326 square feet . You’ll drive right by, missing it… truly… never noticing it, if you don’t keep your eyes peeled.  Again, the entrance is off the side street… not on Ingraham Highway… although the address is listed as 4395 Ingraham Highway, Coral Gables, Florida 33133.  Want a project?  This is going to be a home unlike anything anyone else has!   Believe me, it’s worth a glance.

What’s Selling in Pinecrest ?

Five homes sold in Pinecrest over the past 3 months in the price range of $700,000 to $900,000. One sale stands out: In gated Arabesque, 11020 SW 77 Court Circle sold within three weeks for $850,000. Four bedrooms, three and a half baths, 3878 square feet of living space and a 15,084 square foot lot, it was listed for $879,800. High ceilings, turn key, appealing to the eye, in a private gated community, and offering Pinecrest’s sought-after public and private schools, it sold in the blink of an eye.

Of the other four closed recorded sales in the past three months in Pinecrest (each selling between $700,000 and $900,000) one was on the market for a year-and-a-half before it sold. On 3/4 of an acre (a 38,768 square foot lot) 6175 SW 133 Street sold for $800,000 (dramatically reduced from it’s original asking price of $1,250,000 a year and a half back).

It’s still very much a buyers’ market. Among the lowest priced listings in Pinecrest, and originally priced at $750,000 – 8395 SW 136 Street – is currently the lowest priced bank-owned property in Pinecrest, listed at $379,000. Four bedrooms. Two baths. From there, the list prices in Pinecrest soar upward, ranging all the way up to $6,999,000.

With some 250 homes currently listed for sale in the Village of Pinecrest, the majority are luxury properties… priced to sell at $750,000 and above…. and there are some good opportunities for those ready to buy. Certainly, this is a time where negotiation skills are key. But more importantly, recognizing a good deal when you see one, and not hesitating when you do, is key. It’s not always a matter of negotiating down a price, but often one of recognizing when you’ve found something you like, that is “priced right”… and jumping on it.

In the past six months, two homes were scooped up fast in Palmetto Bay. Both were phenomenal buys!

Only listed for THREE days, 7490 SW 148th sold for $755,000 in Tuscany Estates (October 29, 2008). Five bedrooms/three baths …and 4128 square feet… This buyer moved fast!

I knew THIS was the  steal of the century,  as a weekend get-away or as an investment, either one!
