Community Pool in South Miami May Become a Reality
South Miami residents have waited a long time to see a community pool added to Murray Park and they may finally get their wish. Construction could start late next year, as the city now has enough money to build it.
City Commissioners could give City Manager Roger Carlton the green light to start designing the project as well as applying for building permits. Carlton told the Commissioners that he has more than $1.4 million in grants from the city’s Community Redevelopment Agency Funds as well as from the County’s Housing and Community Development department. Approximately $317,000 is set aside for the design of the pool with the rest saved for the pool’s construction.
There are still a few concerns regarding the pool’s construction, but the Commissioners and the City Manager will continue their discussions. Carlton believes that “every community needs a pool,” and South Miami might soon have one. For the complete article, click here.

Buyers Want Single-Story Homes in Pinecrest Florida
Do you own a one-story home in Pinecrest? If so, you are (likely!) holding onto one very hot commodity! Over the past several months, Alexandra and I have noticed that there are increasingly sparse-pickings of single-story houses in Pinecrest. We are keeping an eye peeled, on behalf of a handful of buyers we are working with… who are wanting to buy… and ready to buy … and there is very little available for sale in Pinecrest that fits their needs.

Not that many years back, Pinecrest was a sea of older, ranch-style homes. Now, many of those homes have been added to (or demolished) to make way for rather grandiose homes - the majority of which are two-story.
Four to five bedroom homes (single story!) with a pool, are in fairly short supply. Whether listed for (or valued anywhere between) $900,000 and $2 million … they are too big … Read the rest of this entry »

TotalBank sues Mas family over Old Spanish Village in Coral Gables Florida
In real estate, location is everything … The same applies to timing. In the midst of a major South Florida real estate downturn, and a disasterous economic climate that Miami has been swimming through over the past several years, I’m not at all convinced that breaking ground and launching one of the biggest projects Coral Gables has seen in awhile was well-timed: Old Spanish Village.

Grovenor House: 2627 S. Bayshore Drive in Coconut Grove
Ugo Colombo’s 32 story highrise luxury condo in Coconut Grove continues to attract buyers… three years post-opening…. and three years after selling out $5 million in condos within literally the first 45 minutes! 
Grovenor House, built in 2006, is Colombo’s sole waterfront condo in Coconut Grove… his other high end highrises primarily concentrated along Brickell Avenue and on Miami Beach.
List prices today in the MLS for Grovenor House condos run $669,000 – $16,900,000 ($419-$1,855 / square foot).
That puts the average list price at $2,506,875 for 2,761 square feet of air space overlooking Coconut Grove’s Biscayne Bay…. in other words $739 per square foot – asking price.
Despite the Miami condo glut, and recent foreclosures hitting the high-end real estate market hard, Grovenor House and other waterfront luxury property is holding it’s value. The overall lack of buildable waterfront property adds a premium to existing ‘waterfront’… in Miami as elsewhere.

Brickell: The New Face of Miami!
In the 1870’s, pioneers William and Mary Brickell maintained a trading outpost in the area that has now become today’s Brickell. In their trading outpost days, Mary envisioned luxurious waterfront estates… which were built… but have since pretty much given way to a new face of Brickell : highrise office towers and luxury condominiums.
