Palmetto Bay Draws Miami Residents OUTDOORS!
Palmetto Bay is a burgeoning community of more than 25,000 residents, just west of Biscayne Bay and just to south of The Village of Pinecrest.
The Village of Palmetto Bay was incorporated on September 10, 2002 and has become a neighborhood which now competes with Pinecrest for home buyers looking for good-sized backyards and a community feel. Recently the Village installed new street signs, completed several beautification projects and created new park facilities… affectionately dubbing it the “Village of Parks”. Among the largest of the parks is Coral Reef Park… with tennis, sand volleyball, canals, fields, playground areas, barbeque facilities, afterschool activities, club and team sports, and ongoing community events and festivals.
Aside from the parks, Palmetto Bay has numerous bike paths, hiking trails and open spaces… abundant vegetation and natural hammocks … drawing it’s residents outside… to enjoy the out-of-doors. Read the rest of this entry »

Miami Recycling – For a Greener Neighborhood
Recycling bins delivered curbside months ago may be too small or too large for some of us. If you’d like a size other than the standard 65 gallon bin provided to you by the county, call 3-1-1 and they’ll deliver one that works better for you. They will substitute either a larger (95 gallon) or smaller (35 gallon) bin for your existing one, within 1- 10 days of your call. In order to receive your new container, you’ll need to leave the old one at at the curb for them to exchange. Recyclables are collected every two weeks. Miami areas serviced by the new recycling program include Miami-Dade County, Aventura, Cutler Bay, Doral, Florida City, Medley, Miami Beach, Miami Gardens, Miami Lakes, Miami Springs, North Bay Village, Opa-locka, Palmetto Bay, Pinecrest, Sunny Isles, Surtside, Sweetwater, West Miami and Virginia Gardens.

Palmetto Bay Home Listed for $799,000 is similar to one that sold in June for $830,000 with multiple offers
If you missed out on this house, there’s a similar one for sale now in Palmetto Bay… bigger… and for less money. The one pictured above, with 4,273 square feet of living space, sold in June of 2008 for $830,000 on 8598 SW 168 Terrace… having multiple offers on it.
Take a look at the home for sale below. 7469 SW 168 Terrace in Banyan Woods is a spacious five bedroom home… SIMILAR in many ways to the one pictured above … It’s listed for considerably less. At $799,000 it’s the best priced property currently available in Banyan Woods… on a corner lot … walled and gated! [slideshow=6]
With high ceilings throughout the living areas, it is open and spacious… with a comfortable flow. Double doors open to the foyer and sunken living room… with views of the pool patio and garden beyond. The focal point of the family room is the working marble fireplace. In the kitchen there’s a cook island, in black granite, a snack counter and an eat-in area by the bay windows looking out onto the pool. A separate formal dining room faces the front of the home … on a ”circular cul-de-sac” . Floors are a combination of tile and marble. Listed for $799,000… 7469 SW 168th Terrace is a split five bedroom / four bath home : with one bedroom separate and apart from the other four. The private back yard is both walled and fenced, and jutts up against SW 168th Street. It’s pristine pool, and two separate, covered patio areas are perfect for entertaining… with domed, screened-in pool enclosure … removable kiddie safety pool-fence… an grassy area… and basketball court. 7469 SW 168th Terrace consists of 4,729 square feet under air… a two car garage… and is located just west of Old Cutler… around the bend from the quaint Starbucks on Old Cutler… in Palmetto Bay… aptly dubbed the “Village of Parks”.
Just the block, 7399 SW 168 Terrace is listed for sale as well… the identical model to this one… but with a rock fountain in the front, awnings… and a carport.

Banyan Woods: Palmetto Bay’s Walled Community Across from Starbucks
There’s a charming Starbucks on the corner of SW 168th Street and Old Cutler Road… with bike paths leading to it. Right across the street, behind a brick wall, is the non-gated community of Banyan Woods. Inside the community runs a single, circular road, with two exits only, giving it a contained, neighborhood feel.
Homes aren’t often on the market in Banyan Woods. One sold recently, and there’s another, currently on the market, a large 5 bedroom corner house at 7469 SW 168 Street in Palmetto Bay. The size of this home alone gives it the potential to be out-of this-world. Located at the fathest corner from Old Cutler, the fenced back yard backs up against SW 168th Street.
The screened-in pool has a separate non-heated jacuzzi, and the screen itself is domed-in. Two covered patio areas make for fabulous outdoor time. There’s a big walled-in yard, with a 1/2 court basketball to one side. And, there’s a nice angle, perfect for an herb or vegetable garden.
At the front entry (as well as in the patio area) the ceilings are wood … (and high). The first thing you see when you enter are the high ceilings and then your eye is drawn directly out to the pool (…a feeling of spaciousness). The pool area is one of the highlights of this house walled-in and private, and the proximity of 168th becomes white noise. This home was built in 1991, with black granite counter tops in the eat-in kichen, and tile floors that are for the most part white, with some black accents interspurced. Stepping down from the entry foyer into the living room and main living areas, the eat-in kitchen, family room with a working fireplace, formal dining room, large indoor laundry, 2 car garage, and a fifth bedroom (which could easily be an office/den or fitness room ) are toward the right as you enter.
The other bedrooms, and cabana bath are off to the left. Master suite overlooks the pool on one side, and the basketball court to the other. There is a sauna in the master.
A new barrel-tile roof was installed 10 years ago, and the house is equipped with central vacuum, and has accordian shutters, and a stamped concrete circular drive.
FEATURES: 4,729 square feet of living space. 18,830 square foot corner lot.
