Unless I’m at Vizcaya, I don’t often stumble across the kind of artistic European detailing that we saw yesterday … in a house listed for sale at 644 Altara Avenue.  The workmanship and details are unique …. a breath of fresh air.   Listed for $2,189,000 the asking price translates to $450.00 a square foot.

Price per square foot can be “sticky”… because…  with any piece of artwork,  value hinges on workmanship (and location) … not just on mere size comparison.

Matchmakers have plenty to work with in Miami – Real Estate

This past week’s broker’s opens in Miami showcased 3 rather unique and unusual properties…  Each have been  listed by top EWM colleagues of ours.  Nothing is cookie cutter about any one of them …  And since there’s plenty to spark one’s imagination … and since (as Realtors) we do play matchmaker, this week was fun.

Here are the three that caught our eye:

1) Listed for $1,795,000,   Leslie Jones and Margaret Del Valle have a 5 bedroom 3.5 bath New England Style estate on 4960 Sunset Drive which was built in 1938 … This one took me back in time. 4960 Sunset Dr It’s a 4,250 square feet house,  nestled into a builder’s acre, and  it abuts  Sunset Elementary school (to the east). This house is an historic canvas which could be turned into an masterpiece…  as grandiose  as one’s imagination might allow.

4038 Ventura Avenue in Coconut Grove … Someone will Snatch it Up !

At the very top our list yesterday afternoon,  was a charmer in Coconut Grove.

Wednesdays are typically when real estate agents open and host “broker’s opens”  for houses we’ve recently listed …  We hold  new listings open for other agents  (and clients)… inviting colleagues, neighbors and potential buyers in for lunch and refreshments.

When we are not hosting our own open houses,  Alexandra and I  will typically preview half a  dozen or so new listings.   This house stood out at this week’s broker’s open, listed for just under $1.1  through EWM Realtors, and our colleague,  Jo-Ann Forster.

Of the properties we saw in Pinecrest, Ponce Davis, South Miami and the Grove yesterday…  this Grove house with it’s guest house pictured below (at the far side of pool) definitely topped our list for homes in the $900K to $1.2 million range

4038 Ventura Avenue is about as welcoming as they come …  with all the charm the Grove can muster.

For starters, there’s curb appeal .   As you step through the front door, there’s a sense of warmth …  It’s almost as though there’s an unspoken invitation to stay  …

Pinecrest Homes for Lease … Dropping like flies

There are 22 homes listed right now in the MLS for lease in Pinecrest, Florida.   But there are fewer than 22 actually available to choose from.  Many of  the “listed” properties are under contract … Status updates tend to dribble in  slowly to the MLS (multiple listing service), Zillow, Trulia and Realtor.com – which makes it frustrating for anyone looking for a place to live.

Pinecrest  is high on relocating-family’s lists-of-places to live, with it’s top rated public and private school options .  The number of people looking to move …  whether to buy or to rent …  is increasing.   And there is a definite shortage of available inventory.   (Spring and summer are the busiest seasons for real estate and there is a scarcity of homes listed…  A tip for today’s real estate market:  When you find something you like, jump on it.)

I just called on a new rental listing …  and was told that it was under contract for $500 above list price … on a $5,000 rental.

It’s a bit of a scavenger hunt …  finding homes to rent or lease….  in this current Miami real estate market.

But …  if you own a home …. and are considering renting it out ….  this isn’t a bad time to consider it.
