THE VALUE OF YOUR PROPERTY IS DETERMINED BY MANY THINGS … BUT NOT BY

IMG_0022

WHAT YOUR HOUSE  IS “WORTH” IS NOT DETERMINED BY:

WHAT YOU SPENT TO UPDATE IT

WHAT YOU NEED  or WANT TO SELL IT FOR

THE AMOUNT NEEDED TO PAY OFF YOUR MORTGAGE

WHAT YOUR NEIGHBOR TOLD YOU IT’S WORTH

WHAT THE HOUSE DOWN THE STREET SOLD FOR.

If you are considering selling your house, please don’t hesitate to contact us.  We are happy to answer your questions, and give you the information you need, so you can decide whether this is the right time to sell (… or whether to wait).

TEPID RESPONSE: “FOR SALE BY OWNER”

“FOR SALE BY OWNER?” ….  CONSIDERING SELLING  YOUR PROPERTY ON YOUR OWN?  YOU MAY BE GREETED WITH A RATHER TEPID RESPONSE  AND HERE’S WHY:

1) BUYERS ARE OFTEN  UNCOMFORTABLE DEALING DIRECTLY WITH A SELLER  (FOR SALE BY OWNER) FOR A NUMBER OF REASONS.

Home for sale

2) BUYERS, MORE OFTEN THAN NOT, WANT SOMEONE  (OTHER THAN THEMSELVES) TO NEGOTIATE CONTRACT  TERMS ON THEIR BEHALF.  ASKING A BUYER TO WORK DIRECTLY WITH THE SELLER CAN PUSH A PROSPECTIVE BUYER BEYOND THEIR COMFORT LEVEL. MOST  BUYERS WANT A REALTOR OR ATTORNEY (OR BOTH) TO PROVIDE THEM WITH INFORMATION AND GUIDANCE THROUGHOUT THE PROCESS:  BUYING, INSPECTIONS, LOAN APPLICATION AND APPROVAL, TITLE AND CLOSING.  Read the rest of this entry »

Home Trends for 2010 in South Florida – What Miami Buyers Expect

CIMG2469

Despite a general consensus (at least throughout much of America) that bigger is better, I am finding that home-buyers who are buying  property in South Florida are actually leaning toward less space, cozier environments… more charm.

What I’m finding that buyers ARE looking for is :

1) An extension to their indoor space … The overwhelming majority of buyers here in South Florida want utilizable, covered, outdoor living areas that are well-defined and elegantly pulled together.  They are looking for clean lines, and comfortably appointed outdoor sitting areas, with splashes of color, greenery… in other words, a blatant declaration that they are now living in the tropics. Since many are exchanging snow shovels for sunscreen and flip-flops, they are looking forward to residing somewhere with 365 days of sunshine (interspersed with occasional/ frequent  rain showers that allow Florida to stay GREEN)…. and wanting to revel in that outdoor life.   Buyers relocating to South Florida want functionally-elegant outdoor space.   They expect covered patios, pergolas, chickee huts, porches, over-sized umbrellas, retractable awnings … All of these lend themselves to SELLING A HOUSE.  Outdoor spaces resonate big-time with these buyers. WHO DETERMINES FAIR MARKET VALUE?

THE ‘IDEA’ OF FAIR MARKET VALUE CAN AND DOES VARY ACCORDING TO WHO IS DETERMINING IT.value

WHILE THERE IS A FORMULA FOR DETERMINING VALUE, COMBINING RECENT RELEVANT SALES,  THE PROPERTY TAX APPRAISER’S ASSESSMENT,  NUMBERS OF PEOPLE BUYING AS OPPOSED TO SELLING, AND MARKET CONDITIONS, AND THE MARKET VALUE AS DETERMINED BY THE COUNTY … MUCH ABOUT BUYING AND SELLING REAL ESTATE BOILS DOWN TO TWO THINGS :  PRICE PER SQUARE FOOT AND (LIKE ART)  THE SUBJECTIVE VALUE ANY ONE GIVEN INDIVIDUAL PLACES ON THAT PROPERTY.

AS A REALTOR, I CAN TELL YOU THAT I’VE COME ACROSS PLENTY OF HOMES I’D HAVE PAID WELL OVER ASKING PRICE FOR, AND PROBABLYAS MANY THAT I WOULDN’T HAVE WANTED EVEN YOU YOU GAVE THEM TO ME.  BEAUTY IS IN THE EYE OF THE BEHOLDER.  NOT ONLY IS THAT TRUE OF ART, BUT IT’S DEFINITELY TRUE OF HOMES.

WHENEVER YOU’RE IN THE MARKET TO BUY OR SELL REAL ESTATE, CALL US AT 305-793-1365 / 305-632-0164. WE KNOW THE FACTS, THE STATS, THE MARKET CONDITIONS AND CAN GIVE YOU THE INFORMATION YOU NEED TO HELP YOU DECIDE ON THE BEST OPPORTUNITIES OUT THERE FOR YOU.

YouTube … Return on Investment (ROI) Miami Outdoor Living Spaces … Here’s What Buyers Want

What are home-buyers looking for?  In Miami, buyers are looking for well-defined outdoor living areas, which serve as extensions to their interior living spaces. Home-buyers (who are ditching snow shovels for sun-screen and year-round outdoor living)  not only expect outdoor living areas, but demand them.  We are seeing more and more home-buyers looking to shelve previous notions that ‘more is better’.  The trend now is toward smaller homes that require less maintenance.

Yes, buyers still want  renovated/remodeled/updated kitchens and baths … That’s virtually a given in today’s  real estate market.  In Miami though, buyers are increasingly demanding Read the rest of this entry »
